The VA loan program was created to help open the doors of homeownership to qualifying members of our armed forces and their families. These loans are acceptable for buying a: 

  • Single-family home
  • Condominium unit
  • New construction

This program focuses on helping qualified borrowers in our military services purchase residential properties they’ll live in as full-time homes. 

VA loan applicants who wish to purchase a single-family home or multiunit complex, or condo should note there can be distinct differences or requirements.

Single-family homes:

The single-family home is one of the most common properties purchased with a VA Loan. The reasons for this are simple – it’s an affordable and reliable place to call your own, which makes housing more accessible in many ways!

Condominium:

Condos that are VA-approved have been inspected to meet the Minimum Property Requirements (MPRs). These property requirements include heating, roofing, and safety of mechanical systems and crawl spaces or basements that must be dry. In addition, lead-based paint can’t remain in these properties after purchase; they’re free from termites/dry rot fungus growth. The VA will require the condo complex’s approval to qualify for the loan.

New Construction:

The VA does offer a $0 down financing option for homebuyers. But today’s economy has made this challenge more difficult to overcome. As a result, most people take on some form of debt to get their dream house built – from obtaining short-term loans through builders or refinancing existing mortgages into long-term VAs with favorable rates.
